Dwell: A Work @ Home Community is a 129-unit workforce housing development designed as the Third Phase to the existing Farmer Studios PAD. 

The developer, Holualoa Companies, is requesting the following entitlements in support of the proposed redevelopment: a Zoning Map Amendment from the current Multi-Family Residential Limited (R-3 PAD TOD) and Mixed-Use High Density (MU-4 PAD) to a comprehensive MU-4 PAD TOD zoning for the full Site; a General Plan Amendment changing the Projected Land Use from a combination of Residential and Mixed-Use to Mixed-Use; A General Plan Amendment changing the Projected Residential Density from Medium to High Density (up to 25 dua) to High Density (<65 dua); a Planned Area Development overlay amendment (PAD) to modify development standards for the existing Farmer Studios PAD; and a Development Plan Review (DPR) for new building, landscape, and site plan. These entitlements modify the existing Farmer Studios PAD, replacing dated multi-family units with 129 modern workforce housing units.
