First + Farmer Residential is a sustainable mixed-use development with approximately 200 residential units, including 20 low-income housing units, with ancillary ground floor commercial in an iconic, 7-story biophilic design building.

Wexford Developments is requesting the following entitlements in support of the proposed redevelopment of this underutilized industrial site: a Zoning Map Amendment from the current General Industrial (GID PAD TOD) zoning to Mixed-Use (MU-4 PAD TOD); a General Plan Amendment changing the Projected Residential Density from Medium Density (up to 15 dua) to High Density Urban Core (>65 dua); a Planned Area Development overlay amendment (PAD) to modify development standards for the existing First + Farmer PAD; and a Development Plan Review (DPR) for new building, landscape, and site plan. The proposed project is very similar to the project approved on this Site in 2019 for office use. The current request mirror’s the previously approved building design, height, and sustainability elements while transitioning the use from office to multi-family residential with 20 low-income units.
